APRIL 2021, AGAIN DID NOT DISAPPOINT AND THE MARKET IS STILL ON FIRE! TOTAL RESIDENTIAL SALES FOR APRIL 2021 IN THE EDMONTON MARKET INCREASED 284.5% COMPARED TO APRIL OF LAST YEAR AND INCREASED 17.6% FROM MARCH 2021. NEW LISTINGS IN ALL CATEGORIES ARE UP 140% FROM APRIL 2020!

NEW LISTINGS ARE UP FROM MARCH 2021 AROUND 10.3% AND OVERALL INVENTORY FELL ABOUT 3.1% FROM APRIL 2020 AND IS UP 11.6% FROM MARCH 2021. 

SINGLE FAMILY HOME SALES INCREASED 285% FROM APRIL 2020 AND INCREASED 15.1% FROM MARCH 2021. CONDOS AND APARTMENT SALES ARE UP 276.5% FROM APRIL 2020 AND ARE UP 22.1% FROM MARCH 2021. DUPLEXES AND TOWNHOME SALES INCREASED 269.9% FROM APRIL 2020 AND 19.9% FROM MARCH 2021.

THE AVERAGE OF ALL RESIDENTIAL PRICES IS AROUND $389,773 AN INCREASE OF 10.2% FROM APRIL 2020 AND DECREASED 0.4% FROM MARCH 2021.

SINGLE FAMILY HOMES ARE AVERAGING AROUND $458,444 AN INCREASE OF 11.7% FROM APRIL 2020 AND AN INCREASE OF 0.1% FROM MARCH 2021.

CONDOS AND APARTMENTS ARE SELLING AT AN AVERAGE OF $228,741 AN INCREASE OF 2.5% FROM APRIL 2020 AND A DECREASE OF 0.4% FROM MARCH 2021. DUPLEXES AND ROWHOUSES ARE UP 5.2% FROM APRIL 2020 AND SELLING AT AN AVERAGE OF $347,561 WHICH IS DOWN 0.2% FROM MARCH 2021.

DUPLEXES AND TOWNHOMES AVERAGED 35 DAYS – A DECREASE OF 38 DAYS FROM APRIL 2020
OVERALL, ACROSS THE BOARD THE DAYS ON MARKET FOR NEW LISTINGS IS AROUND 37 DAYS
WHICH IS A 27 DAY DECREASE FROM APRIL OF 2020 AND A 5 DAY DECREASE FROM MARCH
